Cosomopolitan Site Plan

Thanks to one of my loyal readers, I got a chance to look at the detailed site plan for the Cosmopolitan, a condo/resort/casino project going up next to Bellagio.

Personally, this is one of the only condo projects that is really interesting to me (with the exception of CityCenter). They have a limited amount of land to work with but they are using it well, building up instead of out. There is a strong retail and dining component on the Las Vegas Blvd. side and the casino will use most of the rest of the ground floor space.

Overall I continue to be interested and impressed with what these guys are doing with this property.

Hunter, when's the estimated completion date for the Cosmopolitan? When I was out last week the area was fenced off but there didn't seem to be much going on. I agree that it'll be interesting to see what the place has to offer.

Yeah I have to admit. This like most other projects announced in town, I figured would never get out of the ground. Not unlike Las Ramblas, The 1 Billion dollar Hard Rock expansion, The Fontainebleau, and countless others. I could go on and on, naming major projects that were all formally announced, but never happened. I look forward to new players coming to town. And being ran by Hyatt, is a sure bet, they know how to run hotels. I just wish they could have gotten rid of that damn Jockey Club hell hole! :)

As far as I know, this one if financed... Plus it is run by some dudes that have a good track record and even some that know the Vegas market, not just NY and Miami folks, as seems to be the deal with the other condo projects.

I believe they are shooting to be done in 2007.

I was equally impressed with Cosmopolitan when I visited the sales office next to Bellagio last year. Today, while driving down the Strip, I noticed the office is gone, and it looked like some work has begun. I agree with Brian, it's too bad they couldn't have gotten rid of the Jockey Club. If only Steve and the woman who owns it hadn't let their egos get in the way, it could have been gone when Bellagio was built.

The Jockey Club is a bummer for sure. I don't know the Wynn/Bellagio/Jockey Club story - I assume he wanted to buy the land but didn't want to pony up for whatever this person wanted? Sorta like the apartment complex behind TI? These strange orphaned parcels crack me up.
